Project Description
Located at 205 S. Walnut Ave., the Sixty Forward Center is a 14,000-square-foot facility designed to engage active adults. Valued at $10 million, it offers a bistro, duckpin bowling, art and hobby spaces, fitness areas, and social zones. The layout separates into two wings—one for community activities and another for adult day care services. This center serves as a modern hub for wellness, recreation, and care.
Scope of Work
Resource provided complete MEP design services for this multi-use community facility. The HVAC system features an air-to-water VRF system with fan coils for quiet, efficient operation. Along the building perimeter, low-temperature hot water coils ensure winter comfort and reduce heat loss. Ventilation is provided through a dedicated outdoor air system (DOAS). The commercial kitchen design supports full-scale food preparation and catering. Plumbing and electrical systems were tailored to serve both recreation and care spaces.
Challenge Faced
Balancing energy efficiency with comfort for older adults required careful design decisions. The project team had to coordinate high-efficiency systems with a layout that includes both active and quiet zones. Maintaining acoustic quality, system zoning, and user accessibility added complexity. Aligning aesthetics with utility also called for close collaboration between engineering and architectural teams.
Project Outcome
The final design delivers a comfortable, quiet, and efficient environment tailored to a range of users and uses. MEP systems perform reliably while supporting social interaction, wellness programming, and adult day care operations. This flexible design enhances community engagement while reducing long-term operational costs for the owner.
